A few years ago, most homebuyers never thought to ask, “Is there a data center nearby?”


They asked about schools, commute times, property taxes, flood zones, and maybe the nearest grocery store. A warehouse-like building full of servers did not usually make the checklist.


That is changing.


Data centers are showing up in more communities across the country, and their growth is starting to matter in real estate conversations. According to Realtor.com, only about a dozen ZIP codes had a large data center in 2015. By the first half of 2026, that number had grown to more than 100, with more expected by the end of the year.



A lot of that growth is happening in states like Texas, Virginia, Georgia, Pennsylvania, Ohio, Utah, Illinois, Arizona, Indiana, and Nevada. As these facilities move closer to residential areas, buyers and homeowners are asking a fair question: what does a nearby data center actually mean for a neighborhood?


The answer is not as simple as “good” or “bad.” It depends on the location, the design of the facility, local infrastructure, and how the community manages growth.


Why data centers are moving closer to more communities


Data centers power much of everyday life. They support cloud storage, streaming, online banking, artificial intelligence tools, business systems, and the apps people use every day.


As demand for digital services grows, companies need more places to store and process data. That means they need facilities with:


  • Large amounts of reliable electricity

  • Strong fiber-optic connections

  • Access to water or cooling systems

  • Enough land for big buildings and equipment

  • Local governments willing to approve development


Some areas are especially attractive because they already have strong utility infrastructure or room for industrial growth. Others offer tax incentives to attract investment.


From a real estate point of view, this means a buyer may be more likely to see a data center near suburban highways, industrial parks, former farmland, or the edge of fast-growing metro areas.


The possible upside for local communities


A data center can bring real economic benefits to an area, especially if it is placed thoughtfully.


The biggest benefit is often the local tax base. Large facilities can generate significant property tax revenue for cities, counties, and school districts. In some communities, that money may help fund public services without requiring the same level of demand as a large residential development.


Data centers may also bring construction jobs during the building phase and a smaller number of permanent technical, security, maintenance, and operations jobs once open. They are not usually major long-term employers compared with factories or hospitals, but they can still support local contractors and service providers.


There is another indirect benefit. When major technology infrastructure moves into an area, it can encourage upgrades to electric systems, roads, broadband, and other utilities. Those improvements may help nearby businesses and residents over time.


For some homebuyers, a nearby data center may signal that the area is growing and attracting investment. That can be appealing, especially in communities that are trying to expand their commercial tax base.


The concerns buyers should take seriously


The concerns are real too, and they deserve more than a quick shrug.


One of the biggest is power demand. Data centers use a lot of electricity. In regions where the grid is already strained, residents may worry about reliability, future utility costs, or the need for more power lines and substations.


Water use can also be a concern, depending on how the facility is cooled. Some data centers use water-intensive cooling systems, while others rely more on air cooling or closed-loop systems. In drought-prone areas, this becomes a much bigger issue.


Noise is another factor. Data centers often run backup generators, cooling equipment, and mechanical systems. A well-designed facility can reduce noise with setbacks, walls, landscaping, and equipment placement. A poorly planned one can create steady background sound that affects nearby homes.


Traffic is usually less of an issue after construction because data centers do not have the daily vehicle volume of a shopping center or apartment complex. But construction traffic can be heavy for months or even years, depending on the size of the project.


Then there is the visual impact. Data centers are often large, plain buildings with fencing, security lighting, generators, and utility equipment. That may not bother buyers if the facility sits in an industrial area. It can feel very different if it backs up to homes, parks, or rural roads.


What a data center could mean for home values


This is the question most buyers and sellers care about most, and it is also the hardest one to answer with a single rule.


A nearby data center does not automatically lower home values. It also does not automatically raise them. The impact depends on proximity, visibility, noise, traffic, local tax effects, and buyer perception.


A home several miles away from a data center may see little to no direct effect. A home with a clear view of a large facility, backup generators, and security lighting may face more buyer hesitation. A neighborhood that benefits from lower tax pressure or better infrastructure may see a different result.


Think of it like any other major land use. Buyers react differently to being near a hospital, school, warehouse, power substation, or highway. Some people see convenience or economic strength. Others see noise, traffic, or risk.


For sellers, the key is transparency. If a data center is nearby or proposed in the area, it is better to understand the facts than hope buyers will not ask. For buyers, the key is not to panic, but to investigate.


What homebuyers should check before making an offer


If a property is near an existing or proposed data center, take a few practical steps before deciding.


Visit at different times of day.

Go by in the morning, evening, and at night if possible. Listen for mechanical noise. Look for lighting, truck activity, and how visible the building is from nearby homes.


Check local planning records.

City or county planning departments often have site plans, zoning records, meeting minutes, and public comments. These can show whether the facility is approved, still under review, or part of a larger development.


Ask about utilities.

Find out whether the project requires new substations, transmission lines, water infrastructure, or road changes. These details can affect how the area feels over time.


Look at distance and barriers.

A data center across a highway or behind an industrial park is different from one directly behind a backyard. Trees, berms, walls, and setbacks matter.


Talk to local residents.

People who already live nearby may have the clearest sense of construction noise, traffic, lighting, and any changes since the facility opened.


Speak with a local real estate professional.

Real estate is local. A professional who knows the market can help compare sales near similar commercial or industrial uses and explain how buyers in that area are responding.


The bottom line for buyers


A nearby data center is not automatically a dealbreaker. It is also not something to ignore.


The best approach is to treat it like any other major neighborhood factor. Learn what exists today, what has been approved, and what may be coming next. Pay attention to distance, design, noise, utilities, and local planning decisions.


Data centers are becoming part of more housing markets, so this question will come up more often. For homebuyers, the goal is not to avoid every community with one nearby. The goal is to understand the tradeoffs before making one of the biggest purchases of your life.
