They cover the interior and exterior, including the foundation, roof, and structural components. Standard inspections also evaluate plumbing, HVAC systems, electrical wiring, and appliances. However, they don't involve inspecting inside walls or behind electrical panels. These inspections typically take 3 to 4 hours and cost between $250 and $700.


Specialized inspections are recommended when potential issues are flagged during a standard inspection or if specific concerns arise. They focus on particular components or problems such as mold, pests, radon, lead-based paint, asbestos, sewer lines, and septic systems. Each specialized inspection requires a different type of inspector, and costs vary depending on the service required. For example, termite inspections may cost as little as $100, while sewer line inspections can exceed $700. It's important to consult with a real estate agent to determine which specialized inspections are common in your area.


Home inspections are vital for buyers as they provide a detailed assessment of a property's condition, identify potential health and safety concerns, and reveal costly repairs that may be necessary. They offer peace of mind and often include a home inspection contingency in the purchase agreement. This contingency allows buyers to walk away from the deal without losing their earnest money if significant issues are uncovered during the inspection.
